- Your advertisement says you are "independent living", what does that mean?
Independent living is just like being in your own home... but without the stress and strain of household maintenance. You are able to come and go as you please, with no restrictions on your lifestyle. You are free to enjoy your retirement, but have the convenience of a caring community of neighbors and staff surrounding you. The regency is truly your own home. if you find that the time comes that you need some additional assistance, you are able to hire outside help to come to your home here at Regency Retirement Residence.
- What Staff do you have at the Regency?
The regency has several staff members to serve your needs. The Service Director has an office on-site and coordinates the day to day operations. The Director oversees property upkeep, coordinates the social and activity calendar, handles billing and payments. The Director handles all transfers of units and marketing of the facility. The Maintenance staff deals with overall maintenance of the facility including minor repairs and systems operations. Maintenance staff takes care of repairs within units. Residents make repair requests and they are taken care of as son as possible by the staff. A House keeper maintains all the common areas. All staff is available to provide transportation throughout the week.
- I don't understand how the entrance fee works?
The Regency Retirement Residence is organized as a non-profit corporation. You are allowed to become part of the corporation thought the payment of an entrance fee. The entrance fee is based on the size of the home you wish to occupy.
- I heard you get some of the entrance fee back? When does that happen?
Yes, a majority of your entrance fee will be returned to you or your estate when you leave the regency and your home is transferred. When you make your original payment you will be asked how you want to have your entrance fee returned. If you wish to have 100% of your entrance fee returned, then you are required to continue to pay the monthly fee after you have moved, until your home is transferred to a new resident. if you would rather stop paying the monthly fee as soon as you leave then you would agree to the 80% return. With this option, you no linger pay the monthly fee or any of the utilities.
- When does my money get returned?
The money is returned when your home has been transferred to a new resident. It is part of the services Director's job to do the marketing for any units that are available. You do not need to find a buyer. The Director will take care of all tours, marketing and paper work involved in the transfer. The Director also makes arrangements for all repairs, painting and preparations for a new resident.
- If I pay and entrance fee why do I also have to pay the monthly fee?
Your monthly fee is what covers the costs of operating the facility and providing services to the residents. Remember, the majority of your entrance fee is going to be returned to you. The monthly fee covers a proportionate cost of:
- Insurance coverage including all risk and liability insurance
- Trash collection, snow removal and lawn care
- Repairs, maintenance and replacement of facility property
- Real Estate taxes
- Transportation and upkeep of vehicles
- Security system and emergency response system
- Management, administration and all on-site staff
- Principle and interest on the building mortgage
- operating and replacement reserve funds
- What other Costs are involved?
Each resident pays their own apartment's utility bill and phone bill. Each residence has its own thermostat, so you have total control over the heating and air-conditioning of your unit. You would also pay for any personal property insurance you wish to carry. If you still drive and wish to have a garage, the fee is $35.00 per month.
- Can I have pets or visitors?
Yes, remember this is YOUR home. if you currently have pets, you may bring them with you to the regency. Pets are not allowed in the community room or in the other common areas, but they my have free reign in your home and outside!
Visitors and overnight guests are welcome. We ask that you let the staff know when you are having overnight guests - so if we run into a "stranger" in the hallway we know they are and invited quest!
- I like what I've heard, but I'm not ready to move yet - what should I do?
If you are not quite ready, but think you would like to make the move in the next few months...or even in the next year or two, then the first step is to be put on the reservation list. Complete a reservation form and submit it with a $200 deposit. This lets us know that you are interested and we should keep you informed regarding open residence. This $200 deposit is refundable, and would be applied to your entrance fee once you move in. If you are on the reservation list, you will be contacted each time a unit becomes available for transfer. That way you get first notice, before we advertise to the general public.
- Why should I choose Regency Retirement Residence over the other facilities in town?
When you sit down and put a pencil to the living expenses at the different facilities, you won't find a more beautiful, friendly place at such a reasonable price. Even with our up front entrance fee, we are still a lower cost...AND you will get back the majority of that entrance fee when you leave. You do not receive any money back when you leave other facilities! No one else can offer you the variety of full size home, the conveniences like attached garages, and the friendly neighbors you have at the Regency. You are completely free to be as independent as you wish...but with the security of knowing you are surrounded by a caring community of neighbors and staff!
